At Henry Preston we offer lettings, management and investment. We offer two service levels, a let only package (find a tenant) as well as our management package (charge a monthly management fee). For the next three months our aim is to get as many properties we can under our managed portfolio. We are currently running a Facebook ad which is an online valuation tool where landlords would enter their postcode (along with e-mail and phone number) and the tool would lead back to us where we would get into contact with them to try and arrange a market appraisal (where we would meet them at the property & give them a realistic price that could be achieved) and then try and get them onto our managed books! The leads we are getting aren’t currently being converted to a good enough rate in my opinion for a number of reasons: 1) The valuation tool doesn’t necessarily correlate into people wanting to rent their property, it just gives them a valuation. 2) Even if they are, it may not be for 3 to 6 months and although we have drip email marketing methods set up, we would like quicker results where possible. However we cannot change the format of the ad, as this is the most effective tool to use in trying to get new business. Your role would be to call all of the leads that come in, at the moment we are operating at a rate of about 2/3 per day. We can boost that by putting more into the Facebook ad, however I would then require you to do everything possible to convert that into a market appraisal. In terms of new business, we would need to sit and discuss the various ways in which to target new landlords. I’m sure you can see my reluctance in taking on someone part-time, as I need results and that is the nature of the competitive market we find ourselves in.
