Our current website works but doesn’t have the wow factor we want. We don’t need something bloated—just something slick, interactive, and engaging that works beautifully on mobile.
What We Need:
Mobile-First Design: Over 80% of our visitors are on mobile, so the site must prioritise mobile experience while still looking great on desktop. High-End, Modern Feel: The website should feel premium, interactive, and effortless to use—not generic, not bloated. Smooth Animations & Moving Elements: I love subtle but impressive interactions that make the site feel dynamic (without overloading it). Simple Yet Impressive: Not looking for gimmicks or complexity—just an elegant, intuitive user journey. SEO & Speed Optimised: Needs to load fast, function well, and be easy for users to navigate. NO Stock Photos: I hate stock imagery. I have brand guidelines and assets to share. Pages We Need: Homepage – Clean, engaging, and setting the right first impression. Sellers – Aimed at homeowners looking to sell with us. Landlords – Targeting landlords considering renting through us. Our Story – A compelling, concise brand story. Our Agents – Showcasing our team with short bios. Blog – Hosting 300+ blogs (SEO-friendly, easy to navigate). Contact Us – Straightforward and effective. Privacy Policy – Simple text page. Client Money Protection – Displaying an image or linking to a PDF. Careers – A couple of roles we always have available. Properties – Property Hive Plugin will link property data from our CRM directly. Our Current Setup: We currently use Houzez (we like Demo35 as a base) but feel it could be more ‘wow’. Property feed is already automated via Property Hive—this must be retained. I have seen other agency sites that set the standard we want to exceed. Who We’re Looking For: A specialist, not a generalist. We need someone who understands estate agency websites and how to make them feel premium yet simple. Someone with strong design skills who can bring that ‘wow’ factor. No bloated themes, no excessive plugins—we want a streamlined, performance-driven site. REALISTIC pricing. We don’t get loads of traffic, and the site doesn’t generate revenue. This is an investment in branding. No ‘budget conversation’ games. Quote what you genuinely charge. No silly small quotes followed by “what’s your budget?”. What You’ll Get From Me: Brand guidelines, assets, and input as needed. Fast responses to questions. Text, images, and guides where necessary (but we’re avoiding bloat). Deadline: ASAP – Looking for someone to start immediately.
