I am seeking a solicitor from or based in UK to assist with the lease of a new location in LONDON. The solicitor will be responsible for reviewing the lease agreement, advising on any potential issues, and negotiating terms on our behalf. The solicitor should have experience in commercial real estate law and be able to work efficiently and effectively to meet the restaurant's needs. The restaurant is looking for a solicitor who is reliable, trustworthy, and has a strong track record of success. The solicitor should be able to provide a competitive fee structure and be available to work on a flexible schedule. It will be needed: - Due diligence on the title and management information for the building (including service charges); - Obtain searches from the local authority and utility companies to ensure that the correct planning permission is in place and to ensure that nothing adverse is revealed in the searches; - Negotiating the following documents: - Agreement for lease. This is the contract which will confirm the conditionality of the deal referred to above; - Lease; - Rent Deposit Deed; and - Licence for Alterations; - Secure exchange of the agreement for lease; - Secure completion of the lease, rent deposit deed and licence for alterations once the elements of conditionality in the contract are satisfied; - Deal with post completion matters including registration of the lease at Land Registry, submission of the Stamp Duty Land Tax (SDLT) return and payment of SDLT.
