I require support to serve letters and notices on a solicitors firm letter head ideally to the tenant and have the property back in the fastest way possible and having all losses and damages paid by the tenant and gurantor aswell as the managing agents.
I am the landlord and the tenant is a company with a personal guarantor so it is a company let which is different in terms of let to a resident tenant, the property was managed by an agent who has not fulfilled their contracted obligations on inspections and reporting (they provided 2 inspections/reports in 3 years when obligated to do every 3 months), the agent is connected with the tenant and the tenant was initially introduced by the agent, the tenancy ends on 1/03/2025.
I have discovered recently that the tenant has breached the contract by at least the following:
a) Altering without any consent nor any knowledge of myself a shower room to a disabled wet room which is now causing damp and structural damage and I have had a survey by an external company done to confirm this.
b) Subletting without consent, I have evidence that the lawful tenant has subletted the property and licenced it to a third party without consent.
Note no deposit was paid. The tenancy ends 01/03/2025 and no notices have been served to date due to inaction of the agent.
I can share with you the tenancy contract, the damp survey and also the latest report done by the agent after much pressure.
